UOL Land Law

4. Tenure

The concept of tenure explores the nature of the relationship between individuals and the land they occupy. This module examines the historical aspects of tenure, the rights and responsibilities it entails, and its impact on land ownership.


5. Estates

Estates define the nature and duration of an individual's interest in land. Students explore the various types of estates, including fee simple, life estates, and leasehold estates, understanding the legal implications of each.


6. Unregistered Land

Unregistered land refers to land that is not part of the Land Registry system. This module explores the legal principles governing unregistered land, including the methods of proving ownership and the implications for transactions.


7. Registered Land

The Land Registration Act introduced a system of registered land. Students examine the legal framework for registered land, including the process of registration, the Land Register, and the benefits and challenges associated with registered land.


8. Settlements

Settlements involve arrangements for the distribution of land benefits. This module explores the legal principles surrounding settlements, including the creation, modification, and enforcement of settlement agreements.


9. Co-ownership

Co-ownership involves joint ownership of land. Students explore the legal principles governing co-ownership, including the creation of joint tenancies and tenancies in common, and the rights and obligations of co-owners.


10. Severance

12. Assignment

Assignment involves the transfer of leasehold interests. This module examines the legal principles surrounding the assignment of leases, including the rights and responsibilities of assignors and assignees.


13. Licences

Licences grant permission to enter or use land without conferring legal ownership. Students explore the legal characteristics of licences, their revocability, and the distinctions between licences and leases.


14. Proprietary Estoppel

Proprietary estoppel arises when assurances are made regarding land rights. This module explores the legal principles of proprietary estoppel, including the elements required for a valid claim and the remedies available.


15. Easements

Easements grant rights over another person's land. Students examine the legal characteristics of easements, the methods of creation, and the impact on land ownership and use.


16. Profits à Prendre

Profits à prendre involve rights to take resources from another's land. This module explores the legal principles governing profits à prendre, including their creation, enforcement, and limitations.


17. Covenants

Covenants are legal promises regarding land use. Students explore the legal principles surrounding positive and restrictive covenants, the mechanisms for enforcement, and the impact on land transactions.


18. Mortgages

Mortgages are security interests in land. This module examines the legal principles of mortgages, including the creation, enforcement, and discharge of mortgages, and the impact on land ownership.


19. Adverse Possession

Adverse possession involves acquiring ownership through continuous occupation. Students explore the legal principles surrounding adverse possession, including the elements required, the impact on title, and the limitations on adverse possession.
